LIGHTING AND SYSTEM DESIGN

Light plays a much larger role in the look and feel of a space than most people think. Spaces are meant to be inviting and light plays an important role in doing just that. We work with clients and consultants to achieve the exact feel for a space by incorporating sustainable and modern lighting and system designs.

KITCHEN DESIGN

Designing a kitchen is one of the most challenging aspects of designing a restaurant space. There are very strict and complex code requirements that must be followed to ensure approval by local building and health departments including equipment, ventilation and sanitation. Luckily, TECTA Associates has designed hundreds of kitchens and are experts in building and health codes.

PROTOTYPE DESIGN

Whether you come to TECTA Associates to design your very first location or a subsequent location, we can design your space so it can be replicated for future locations and establish design standards. Prototype Designs are best suited for businesses that intend to expand or offer franchising opportunities.

FUNCTIONAL DESIGN

Designing a successful restaurant is just as much about making it functional as it is about making it aesthetically appealing. Our team are experts in designing restaurants to be functional for the staff and aesthetically appealing for patrons.

ENTITLEMENTS

We are experts in securing entitlements for spaces especially restaurants.  A change of use may require a number of steps such as securing a letter of determination from a Zoning Administrator or go as far as requiring a Conditional Use Permit (C.U.P).  No matter the challenge, TECTA works quickly to determine whether a change of use is possible and executes the necessary steps to secure the entitlement for a space. For spaces that don't present changes in use, TECTA can obtain all necessary approvals for plans so that a building or space can be sold or leased with entitlements which can boost a space's value to potential buyers/lessees.

PERMIT COORDINATION

We walk our clients' permits through local building departments to expedite the permitting process and provide clarity to plan-checkers. We are also experts at getting plans through local health departments and securing approval.

CONSTRUCTION ADMINISTRATION

Our team is here for you and your contractor during the construction process to provide responses to Requests for Information (RFIs), shop drawing review and site observation to keep your project on-time, on-budget and builders to the task.

CONSTRUCTION DOCUMENTS

When the design phase is complete we generate detailed construction documents for permitting and to guide contractors as they construct your space. We bring in any necessary engineers to assist in the completion of the CDs for permit approval.

CONCEPT DESIGN

We work with clients to turn their vision and their organization's ethos into a functional space. During the concept design process clients can expect to work closely with TECTA staff and receive design options in the form of layouts, sketches, material selections and 3D renderings.

FEASIBILITY STUDIES

With the knowledge gathered from performing due diligence, we study the feasibility of sites and locations to determine if they meet the needs of clients and their program requirements.

SITE INVESTIGATION & SURVEYS

We perform Site surveys and Due Diligence early in the process to help you make informed choices and develop budgets early. Existing building constraints must be carefully reviewed so that equipment and utilities can be properly placed.
